Worked example: two jobs, a trade and property

The illustration uses PAYE jobs of £30,000 and £8,000, self-employed turnover of £24,000 less £4,000 expenses, property income of £8,000 less £2,000 expenses, and a Plan 2 student loan.

“Combined liability” includes employee NI for a complete annual view. The Self Assessment remainder excludes employee NI because it is already taken through payroll.

Expenses or flat allowances

Sole traders can compare actual expenses with the £1,000 trading allowance. Property businesses have a separate £1,000 property allowance. You cannot deduct both the relevant allowance and actual expenses, and each allowance applies once across that income category rather than once per stream.

PAYE collection and your reserve

PAYE is estimated on employment income, while the final Income Tax calculation stacks trading and property profits on top. The difference, plus Class 4 NI and any student-loan reconciliation, forms the estimated Self Assessment remainder. Reserve that amount during the year; payments on account may increase the first January payment.

Assumptions and exclusions

The estimate does not cover dividends, savings interest, benefits in kind, tax-code adjustments, losses, capital allowances, jointly owned property allocation or High Income Child Benefit Charge. Pension input is treated as pre-tax/net-pay or salary sacrifice. Use P60 and payslip amounts to replace estimated PAYE collection where available.

Frequently asked questions

How is tax calculated when I have several sources of income?

Income Tax is based on total taxable income across all sources. Your Personal Allowance and tax bands are shared, rather than starting again for each job, trade or property.

Can I claim both expenses and the trading allowance?

No. You normally choose actual allowable expenses or the £1,000 trading allowance for trading income. The calculator keeps those elections separate and applies the allowance once across all trades.

Why is National Insurance different from Income Tax?

Employee Class 1 National Insurance is estimated separately for each employment. Class 4 National Insurance is based on aggregate sole-trader profit. Property profit does not normally attract National Insurance.

What does the Self Assessment remainder include?

It is the estimated combined Income Tax, Class 4 NI and student-loan liability left after estimated PAYE Income Tax and payroll student-loan deductions. Employee NI is already collected through payroll and is not added again.
